Main lodge, owner residence and established grounds at Charlton Lake Camp

Operating the resort

Owning a Seasonal Cottage Resort Is Easier Than You May Think

Many people who fall in love with Charlton Lake Camp have never operated a resort before. This is not a start-up or an untested idea: it is an established seasonal family-vacation business with loyal returning guests, proven systems and a rhythm developed over many years.

Approximately three-quarters of bookings come from returning guests, and the current owners can help a qualified buyer understand opening, closing and day-to-day operation.

Reassurance for serious buyers

A proven seasonal resort business with an operating rhythm already in place.

Guests know the camp, many return year after year, and the seasonal flow has developed naturally over time. Spring brings opening and the return of familiar families and anglers. Summer is the busiest family season. As autumn arrives, the pace slows and the closing routine begins.

The defined season also provides a substantial off-season. Rather than operating twelve months without a break, owners have time to travel, pursue other interests, spend time with family or prepare improvements for the following year.

There is a learning curve, as there is with any business, but a buyer is not starting from nothing. The cottages, docks, boats, systems, guest history and operating pattern are already established.

Boats and docks used for Charlton Lake Camp water access

What changed our minds

We were not looking for a water-access property.

At first, we assumed water access would be inconvenient. Then we came to see Charlton Lake Camp.

The private mainland parking area, private launch and approximately 90-second boat ride changed our thinking almost immediately. What we thought might be a drawback became one of the reasons we value the property most.

The access is short and practical, but it preserves a quiet, private atmosphere that would be difficult to achieve with a road running through the camp.
